After receiving The Newsy Neighbour Best in Business Award for Best Bakery in 2016, I spoke with The Newsy Neighbour staff to thank them for what they did for my small business – creating local awareness and increased traffic. It still sounds rehearsed, and I wish people could hear what I say about it – the emotion [ just] comes out. [It] was a heartfelt thank you because you had no idea what you did for me as a small business. It meant so much to me that so many people came in to check out My Bakery Shop and then vote for us! ~ My Bakery Shop, Langdon

Your SENIOR Pet As our pets enter their golden years,

we may start to notice some changes. It could be small changes, such as white or grey hairs starting to show, moving a little slower on walks, or becoming more irritable than they used to be. While seemingly subtle, often these changes are your pet’s way of showing you that they are aging, and with increased age comes a higher likelihood of disease processes setting in. Our pets become senior at the age of seven years, and it’s important that we consider how best to keep them comfortable as they age. Often with age comes an increased possibility of developing osteoarthritis – a very common condition that we see and treat in clinic. Osteoarthritis is a chronic disease that is characterized by loss of the cartilage that covers and protects the bones in many joints within the body. In an ideal situation, we like to catch this condition early so we can slow down the progression of the disease with supplements that benefit the joints and slow cartilage degradation. While osteoarthritis is a common condition that is seen in animals as they age, it’s important to see your Veterinarian routinely to assess your pet’s overall health and wellness. Catching any hidden illnesses early on is an integral part of your pet’s healthcare and in many instances, can extend the life of your pet.

For the month of November, we are celebrating our Senior Pets! For more information, or to join us, please contact the Animal Care Centre of Strathmore at 403.901.1800. We look forward to helping you keep your pet active, happy and healthy throughout their senior years!

Homecare for your senior pet is another great way to keep him or her active and healthy. As pets age, they tend to lose muscle mass, especially in their hind end. Regular exercise, and a healthy and balanced diet are essential to keep your pet at an optimal weight. Speak to your Vet about your individual pet’s diet, and how food can truly be their first medicine! A home based physiotherapy routine outlined by an animal Physiotherapist is another great option to imYour pet will always be treated like a part of prove strength and increase range our family at the Animal Care Centre of Strathmore of motion in the joints. mom and dad. They laugh, but I know deep down they are hurt and fearful of what is to come. They should be scared.

I have been feeling vindictive lately. I want to get back at my family for the horrid treatment that is bestowed upon me. I have been trying to think of some way to ruin their lives and until recently, I couldn’t think of how to do it. Finally, it came to me.

The last step hasn’t begun yet. I don’t want to spoil it, but I am feeling like it will be something so vindictive, so awful, something on the lines of vomit on the carpet. I will keep you posted. This shall teach them to mess with me. Signed, Bauer. Only $12

I started my revenge with a fairly obvious attack: I pooped on the floor. I was proud of it, and made sure it was right in their walk way. They acted mad, but I believe wholeheartedly that they knew the attack had begun. Next, I made sure to wake them up every single night. I tried many different ways to do this: shaking in their bedroom, jumping on them while they’re sleeping, barking at 2am, and I also discovered the best way to wake them up is to click my toenails on the floor over and over and over again. They come downstairs pretty quickly when I do that. Mission accomplished. The third step to my revenge is to cuddle with the oldest kid, the red-haired girl, and glare at Mom and Dad while doing so. I am not brave enough to cuddle with the little boy, but the girl has taken the bait. I sit right by her and glare at

Two elderly women were out driving in a large car.

Both could barely see over the dashboard. As they were cruising along, they came to an intersection. The stoplight was red but they just went on through. The woman in the passenger seat thought to herself, "I must be losing my mind, I swear we just went through a red light." After a few more minutes they came to another intersection and the light was red again, and again they went right through. This time the woman in the passenger seat was almost sure that the light had been red, but was really concerned that she was mistaken. She was getting nervous and decided to pay very close attention to the road at the next intersection. Sure enough, the light was definitely red and they went right through. She turned to the woman driving and said, "Mildred! Did you know we just ran through three red lights in a row?! You could have killed us!" Mildred turned to her and said, "Oh, am I driving?"

A man took his elderly father to a nursing home to check it out. He sat his father down on

a sofa in the main hallway and went to talk with the administrators. The old man started to tilt slowly toward the left. A doctor came by and said, "Let me help you." The Doctor piled several pillows on the left side of the old man so he would stay upright. The old man started to tilt slowly to the right. An orderly noticed and put several more pillows on his right side to keep him upright. The old man started to lean forward. Then a nurse came by and piled several pillows in front of him. About this time, the son returned, "Well, Dad, isn't this a nice place?" The old man replied, "I guess it's ok, but they won't let me fart."

HEALTHY EATING FOR SENIORS I am the first to admit that I probably do not eat properly. I don't eat enough and lots of times don't eat the foods I should be eating to maintain my health. I use the excuse that I juice every single

morning but I'm sure I don't get enough protein in my diet. Let’s face it, there’s a reason why so many of us have trouble eating nutritiously every day. Sometimes it’s just quicker or easier to eat unhealthy food. Now that I am considered a senior, I thought it important to share this important information with all you other seniors out there. Do we want to spend the last ten years of our life HEALTHY? Yes we do!

Feeding the body, mind and soul

Remember the old adage, you are what you eat? Make it your motto. When you choose a variety of colourful fruits and veggies, whole grains, and lean proteins you’ll feel vibrant and healthy, inside and out. Live longer and stronger – Good nutrition keeps muscles, bones, organs, and other body parts strong for the long haul. Eating vitamin-rich food boosts immunity and fights illness-causing toxins. A proper diet reduces the risk of heart disease, stroke, high blood pressure, type-2 diabetes, bone loss, cancer, and anemia. Also, eating sensibly means consuming fewer calories and more nutrient-dense foods, keeping weight in check. Sharpen the mind – Key nutrients are essential for the brain to

do its job. People who eat a selection of brightly coloured fruit, leafy veggies, and fish and nuts packed with omega-3 fatty acids can improve focus and decrease their risk of Alzheimer’s disease. Feel better – Wholesome meals give you more energy and help you look better, resulting in a self-esteem boost. It’s all connected—when your body feels good you feel happier inside and out.

Tips for creating a well-balanced diet

It doesn’t have to be difficult to swap a tired eating regimen for a tasty, well-balanced eating plan. Avoid skipping meals – This causes your metabolism to slow down, which leads to feeling sluggish and making poorer choices later in the day. Breakfast – Select high-fiber breads and cereals, colourful fruit, and protein to fill you with energy for the day. Try yogurt with muesli and berries, a veggie-packed omelet, peanut-butter on whole grain toast with a citrus salad, or old-fashioned oatmeal made with dried cherries, walnuts, and honey. Lunch – Keep your body fueled for the afternoon with a variety of whole-grain breads, lean protein, and fiber. Try a veggie quesadilla on a whole-wheat tortilla, veggie stew with whole-wheat noodles, or a quinoa salad with roasted peppers and mozzarella cheese. Dinner – End the day on a wholesome note. Try warm salads of roasted veggies and a side of crusty brown bread and cheese, grilled salmon with spicy salsa, or whole-wheat pasta with asparagus and shrimp. Opt for sweet potatoes instead of white potatoes and grilled meat instead of fried. Snacks – It’s okay, even recommended, to snack. But make sure you make it count by choosing high-fiber snacks to healthfully tide you over to your next meal. Choose almonds and raisins instead of chips, and fruit instead of sweets. Other smart snacks include yogurt, cottage cheese, apples and peanut butter, and veggies and hummus.

Tips for wholesome eating

Once you’re used to eating nutrient-dense food, your body will feel slow and sluggish if you eat less wholesome fare. Here’s how to get in the habit of eating well. Reduce sodium (salt) to help prevent water retention and high blood pressure. Look for the “low sodium” label and season meals with garlic, herbs, and spices instead of salt. Enjoy good fats. Reap the rewards of olive oil, avocados, salmon, walnuts, flaxseed, and other monounsaturated fats. The fat from these delicious sources can protect your body against heart disease by controlling “bad” LDL cholesterol levels and raising “good” HDL cholesterol levels. Add fiber. Avoid constipation, lower the risk of chronic diseases, and feel fuller longer by increasing your fiber intake from foods The Newsy Neighbour Magazine

Call 403.606.7653 such as raw fruits and veggies, whole-grains, and beans. Avoid “bad” carbs. Bad carbohydrates—also known as simple or unhealthy carbs—are foods such as white flour, refined sugar, and white rice that have been stripped of all bran, fiber, and nutrients. Bad carbs digest quickly and cause spikes in blood sugar levels and short-lived energy. For long-lasting energy and stable insulin levels, choose “good” or complex carbs such as whole grains, beans, fruits, and vegetables. Look for hidden sugar. Added sugar can be hidden in foods such as bread, canned soups and vegetables, pasta sauce, instant mashed potatoes, frozen dinners, fast food, and ketchup. Check food labels for other terms for sugar such as corn syrup, molasses, brown rice syrup, cane juice, fructose, sucrose, dextrose, or maltose. Opt for fresh or frozen vegetables instead of canned goods, and choose low-carb or sugar-free versions of products such as tortillas, bread, pasta, and ice cream. Cook smart. The best way to prepare veggies is by steaming or sautéing in olive oil—it preserves nutrients. Forget boiling—it drains nutrients.

What your body needs

Adults over 50 can feel better immediately and stay healthy for the future by choosing healthy foods. A balanced diet and physical activity contribute to a higher quality of life and enhanced independence as you age. Fruit – Focus on whole fruits rather than juices for more fiber and vitamins and aim for around 1 ½ to 2 servings each day. Break the apple and banana rut and go for colour-rich pickings like berries or melons. Veggies – Colour is your credo in this category. Choose antioxidant-rich dark, leafy greens, such as kale, spinach, and broccoli as well as orange and yellow vegetables, such as carrots, squash, and yams. Try for 2 to 2 ½ cups of veggies every day. Calcium – Maintaining bone health as you age depends on adequate calcium intake to prevent osteoporosis and bone fractures. Older adults need 1,200 mg of calcium a day through servings of milk, yogurt, or cheese. Non-dairy sources include tofu, broccoli, almonds, and kale.

Immediate Possession Available

Grains – Be smart with your carbs and choose whole grains over processed white flour for more nutrients and more fiber. If you’re not sure, look for pasta, breads, and cereals that list “whole” in the ingredient list. Older adults need 6-7 ounces of grains each day (one ounce is about 1 slice of bread). Protein – Adults over 50 need about 0.5 grams per pound of bodyweight. Simply divide your bodyweight in half to know how many grams you need. A 130-pound woman will need around 65 grams of protein a day. A serving of tuna, for example, has about 40 grams of protein. Vary your sources with more fish, beans, peas, nuts, eggs, milk, cheese, and seeds. Water – As we age, some of us are prone to dehydration because our bodies lose some of the ability to regulate fluid levels and our sense of thirst is may not be as sharp. Post a note in your kitchen reminding you to sip water every hour and with meals to avoid urinary tract infections, constipation, and even confusion. Remember, without your health, you have nothing!

THE CHRONICLES OF LARRY AND ROGER: A Pair of Diabetic Feet Written by: Vicki L Myhre CPOD (I) CMP PFRP. Enlightened Soles. Internationally Certified Podologist. Registered through the Canadian Examining. Board of Health Practitioners

program. You can find schedules for this on the Town of Strathmore Public Skating/Shinny website rec.stathmore.ca. Chestermere has a walking club called the WALKING CONNECTION, and you can find information about that in the Anchor. We are still awaiting details on that program and will be happy to share them with you when we receive them. If there are any other walking programs in the area that you know of, please feel free to contact us (Larry and Roger) at enlightenedsoles@shaw.ca and we will be sure to put it in next month’s Chronicle.

Hello All!!! Happy November… Larry here! Roger and I are hoping that this month keeps you healthy and happy as you start your preparations for the holiday season.

You can also always find fellow walkers in Walmart in the mornings. It is a lot of fun to take a bit of a drive to find malls in Calgary, also big stores like Rona or Home Depot or Costco are fun too; just hang on tight to your wallet as these can be more expensive walks than the normal Civic Centre walks.

Our Christmas Shopping is well under way; how is your list coming along? With all the online shopping a person can do, we are finding that we are putting on less miles in the malls this season. In some ways that is great, but in some ways, it is not. Convenience continues to make us more sedentary, as we shop on our computers. Getting the steps in can become a challenge then. We have decided that we are going to make a point to get to the malls or downtown Strathmore for some of our list. This will allow us to put some steps in at the same time. Unfortunately, one has to deal with the crowds then, but finding off peak hours to shop is a great idea for those who wish to avoid the crowds.

Chocolate Crackles

We have been able to get a bit of information for you regarding indoor walking through the winter months. We have not gotten information from all places but will report what we find out as we are stepping forward. Strathmore has Indoor Walking in the Civic Centre on Tuesday, Wednesday and Thursdays from 11 am to 1 pm on a drop-in basis. This will go until the end of March at least, and will be dependant on the weather to finish the

Ingredients o o o o o o o o o o

1 1/4 cup all purpose flour 1 tsp baking powder 1/4 teaspoon salt 2/3 cup unsweetened cocoa 1/2 cup dark brown sugar 1/2 cup Ideal (or Splenda, but I think Ideal is much better than Splenda for baking) 1/2 cup butter, cubed and at room temperature 2 eggs 1 1/2 tsp vanilla 1/4 cup powdered sugar

Instructions

1. Preheat oven to 350°F. Whisk dry ingredients together in a bowl and set aside. 2. Cream brown sugar and butter on med-high until light and fluffy. Add in Splenda, one egg at a time until well combined, and add the vanilla. Switch mixer to off, add dry ingredients, and turn to low until mixed, scraping down the sides of the bowl. 3. Place powdered sugar in a bowl. Drop one tablespoon of dough into the bowl, turning to coat, and roll the ball around in your loosely cupped hand - this forms the dough into a ball without pressing the powdered sugar into the dough and allows the excess powdered sugar to fall back into the bowl. 4. Place on a parchment-lined baking sheet 1-inch apart. Bake for 10 minutes. Cool completely and store in an airtight container. As she caught the man in the act of robbing her home of its valuables, she yelled, "Stop! Acts 2:38!" (“Turn from your sin...”) The burglar stopped dead in his tracks. The woman calmly called the police and explained what she had done. As the officer cuffed the man to take him in, he asked the burglar, "Why did you just stand there? All the old lady did was yell a scripture to you." "Scripture?" replied the burglar, "She said she had an AXE and two 38's!"

The Place Where Friends Meet!

As the days get colder and winter looms near, it is important for seniors to limber up as well as layer up. One of many misunderstandings about seniors and exercise is that seniors should rest and avoid too much vigorous activity during the winter. This is in large

part due to the increased chances seniors have of experiencing a fall during the winter time when the snow is thick and the ground can be slick. For many, the fear of falling is enough to make them go into hibernation during the winter and as a result live a much more inactive lifestyle. While many seniors are less capable, or find it less convenient to get good exercise during the winter, one thing they must regularly do to remain healthy is stretch. Stretching is not only a healthy practice in general but highly regarded anti-aging tip. Here are some of main benefits of stretching and how they can help seniors live healthier through the long winter months:

Loosens and Lengthens the Muscles

Stretching helps you maintain good balance by lengthening and loosening your muscles. Many seniors become more stiff due to less activity during the winter time and after a while this can make them more vulnerable to falls. A good habit to get into is to stretch in the morning when you wake up or at the very least right before you go outside for long periods in the snow. Those who have already experienced an injury or are disabled should always use some sort of mobility aid with properly padded feet for the slick ground.

even burn a fair number of calories and serve as a subtle method of exercising.

Joint Pain Relief

Along with proper hydration (water), the joints need to have warm, loose muscles to support proper functioning. When the joint muscles become tight or weak, it puts extra strain on the bones to support the body as you move, therefore as we get older our joints tend to ache more due to the strain put on them by the lack of proper muscle function. When you loosen up those tight muscles that support your joints, overtime you will find you can move much more smoothly and fluidly without joint pain.

Makes You More Energized and Ready to be Active

Have you ever noticed that you always feel a little more spring-in-your-step after a good stretching period? Now that you’ve loosened up and got the blood pumping, you feel like you are ready to do something active. As mentioned above, stretching in the morning is a good habit to get into so that you feel energized and ready to take on the day. In addition to stretching, a healthy diet and appropriate hydration are essential for keeping you healthy through those cold winter months. Always try to find a way to remain active for a small period every day and keep that metabolism going, even if the activity is modest. Taking care of your

muscles through stretching is as important during the winter as taking care of your body in eating. Roll those feet out of bed, reach your hands to the ceiling and then reach down to touch your toes. Sit down on the floor, fold your leg over and stretch that stiff hip. Prepare your body for an active day and you’ll keep age and sickness away. Caution: Before you start any kind of stretching or exercise program, please consult with your doctor or any professional practitioner (physio, massage or chiropractor). By Ryan Malone

Dentures are unsecured prostheses that are often painful, inconvenient and unstable. They can also make chewing foods difficult, which will limit the foods that you can enjoy. Modern dentistry and securing dentures with implants can provide increase stability. Goodbye, loose dentures! All-on-4 is a contemporary treatment that has revolutionized the way we think of replacing a full set of teeth. It is a simplified solution for patients who have lost all or most of their teeth. This aesthetic full-arch rehabilitation provides you with teeth you can chew with. The All-on-4 treatment concept replaces your missing teeth with a provisional full dental denture supported by

• Fixed Solution: Unlike dentures, the All-on-4 procedure provides you with a full mouth of teeth that are secure and not mobile. • Maintaining jaw bone long term. As teeth are lost the jaw bone with time can regress or change impacting facial features such as the chin and lip. A regular denture rests on gum tissue that covers dental bone; often to referred to as a dental ridge. With time the ridge can resorb and cause changes to the fit of the denture, leading to relines or the use of dental adhesives. • Decrease use of denture adhesives • Improve speech and enhance chewing. Colour Your Way to Daily Health

It’s important that we eat plenty of different fruits and vegetables every day. Diets rich in fruits and vegetables may reduce the risk of cancer and other chronic diseases. Fruits and vegetables provide essential vitamins and minerals, fibre, and other substances that are important for good health. Most fruits and vegetables are naturally low in fat and calories and are filling. You’ve probably heard about the 5 A Day for Better Health program. It provides easy ways to add more fruits and vegetables into your daily eating patterns. It’s vital that we eat a wide variety of colourful orange/yellow, red, green, white, and blue/purple vegetables and fruit every day. By eating vegetables and fruit from each colour group, you will benefit from the essential vitamins, minerals, and fibre that each colour group has to offer alone and in combination. There’s several different, yet simple ways to start incorporating vegetables and fruit into your familiar and favourite meals. You can begin your day with 100 percent fruit or vegetable juice, slice bananas or strawberries on top of your cereal, or have a salad with lunch and an apple for an afternoon snack. Include a vegetable with dinner and you already have about 5 cups of fruits and vegetables. You

may even try adding a piece of fruit for a snack or an extra vegetable at dinner. Don’t be afraid to try something new to increase your vegetable and fruit intake. There are so many choices when selecting fruits and vegetables. Kiwifruit, asparagus, and mango may become your new favourites! Keep things fresh and interesting by combining fruits and vegetables of different flavours and colours, like red grapes with pineapple chunks, or cucumbers and red peppers. Get in the habit of keeping fruits and vegetables visible and easily accessible – you’ll tend to eat them more. Store cut and cleaned produce at eye-level in the refrigerator, or keep a big colourful bowl of fruit on the table.

A Mindful Minute

Sometimes a day needs a pickme up. The gloomy grey skies, wind and recent fires had sent me into a bit of slump. But one can only stay in that state for so long before it is time to pick yourself up and get to feeling better. And, not being one to patiently wait on better circumstances, I dusted off this old list I have used in the past to help me shift into a happier state of mind. If you ever have a day or two that get you down, maybe you can use some of this advice too!

ADDRESS Langdon 201, 97 Centre St SW Langdon, AB T0J 1X2 Phone: (403) 936-5006

Becky is an Alberta girl, yoga teacher, writer, sometimes artist, budding guitar star and serial entrepreneur that enjoys looking into what makes people tick and what makes life a vibrant and loving experience. Through classes, workshops, online offerings and writing, she enjoys sharing the wisdom of yoga, self-knowledge, learnings from her fellow humans, and encouraging and empowering all to take ownership of their life, health and happiness.

5 Ways to Feel Happier Today

An old standby for a good reason. Taking the time to acknowledge the good things about your life, your day, or your world, can help to shift the mind and energy into a more positive state. And the amazing thing is the more you count your blessings, the more you see the blessings!

2. Call an old friend, or a new one.

If ever there was a classic case of the extroverted introvert, I may be it. I love people; really, I do. But I love being alone, too. And if I am feeling out of sorts, I tend to retreat into the hobbit hole and get a bit stuck there. But, without a doubt, there is something about human connection that can shift our body chemistry and state of mind. Have a stern self-talk if needed, get up and make a phone call. Never underestimate the happiness value of connecting with another human being!

3. Spend time in nature.

A walk with a friend, maybe? Or a short drive to a favourite spot with the pup. Even when the wind is blowing, spending time in nature has a wonderful restorative effect. Especially if you take the time to soak in the wonders that are all around. Even the leaves blowing in artful swirls can be a delight to the senses. And even if it is cold or blowing, you will feel so happy to have the blessing of a warm home to come back to!

4. Do something kind for someone else.

It need not cost you neither time nor money. Something as simple as offering someone a sincere compliment can change YOUR day. Perhaps you can volunteer your time somewhere, or clear the neighbours’ sidewalk of snow. Doing a kindness for someone is also a kindness for one's soul, and will leave you feeling better in no time.

5. Do something kind for yourself.

Most of us know what activities help us feel restored and yet, I am willing to bet, most of us leave ourselves at the bottom of the day's to-do list. Don't hesitate. Do something for yourself today, whatever that is. Take a nap (no guilt), or go play a game of shinny with the crew, or give yourself a pedicure, or take a yoga class... whatever it is that you love to do, do it, because you are worthy of every drop of happiness you will feel before, during and after. Blue days and gloomy skies happen, but happiness does too!

I asked a friend the other night, “What comes to mind when you hear the word CARBS?”. Her reply “Bread. Pasta. Potatoes.” I then asked her, “Ok. Now what ARE carbs?” Her reply was, “I’m just trying to think. I don’t know if I could tell you.”

Fascinating.

Complex carbs such as starch and fibre ARE sugars that are very much important to the human for a variety of reasons; primarily starch turning into glucose for our body to convert into energy and fibre, which is used to maintain/regulate our digestive system. So, when you say you want to eliminate sugar, make sure you are being specific to the TYPE of sugars you are trying to limit. Remember, there are no such things as bad foods. Just bad diets. Moderation is key. Written by Marci Hira

It hit me just then that a lot of people don’t really know WHAT carbs are; they just have an association of specific foods to the word carb.

What if I told you carbohydrates are found in a variety of foods from fruit, vegetables, grains, seeds, nuts, legumes, milk products, and candy? What do they all have in common? SUGAR.

EVERYONE WELCOME Christmas Decoration Ideas for Kids

Are you a parent? If so, there is a good chance that you already know just how much kids love the holidays. That is why you may want to think about letting your children help you decorate for Christmas. In fact, in addition to just letting them help you hang Christmas decorations, you may also want to let them make their own handmade Christmas decorations. Not only will you find that there are a number of benefits to doing so, but you will also find that there are a number of fun and exciting Christmas decorations that they can easily make. Almost every family that celebrates Christmas has a Christmas tree; therefore, there is a good chance that your family will have one too. One fun and exciting Christmas craft project that your children could do involves making their own Christmas ornaments. Christmas ornaments can be made from regular paper or any other type of material. In fact, you can purchase a number of Christmas ornament cut-outs or guides from your local craft store. These ornament pieces are likely plain, but already shaped like something, such as a star or a cross. It would be up to your child to paint their ornament. This type of Christmas decoration craft project is great for small children or those who may be making their own Christmas decorations for the first time.

Popsicle Stick Christmas Trees

Here’s what you’ll need to make these ornaments: o 3 popsicle sticks (one with about 1″ cut from the end of it) o 1″ x 1″ square of brown card stock o A star cut from glittery card stock o A piece of twine, approximately 6″ long o Hot glue gun o Scissors and a craft/utility knife And to decorate them, you can use whatever you have on hand! o Tiny pom poms o Sparkly pipe cleaners o Jingle Bells o Rhinestones o Buttons o Glitter For the stars: Cut out a template for the stars from a square piece of black construction. Once you have the proper star shape and size cut out, trace the outline of it onto the back of some thick, sparkly, yellow card stock and cut out a bunch of them using scissors.

In addition to Christmas trees, a large number of families have small Christmas signs or pictures throughout their home. These signs and pictures often state a Christmas message or have a picture of Santa. Your children could easily make their own paintings or drawings, often with the supplies that can already be found inside your home. Your child’s picture would likely look great on your refrigerator or you could even frame the picture and hang it up somewhere else inside your home. This type of Christmas decoration craft project is ideal for children of any age and, as previously mentioned, is a great way to save money since you likely already have all of the needed supplies.

Christmas Wall Décor

Start by getting some canvases from the dollar store. Any size will do! Smaller sizes are great for individual décor while larger ones are great for getting both of your kids to decorate at the same time. Next, grab some The Newsy Neighbour Magazine

Another fun Christmas decoration that your children could do is make a centerpiece for your dining room table. In fact, you may also want to use that centerpiece for your Christmas dinner. If you are looking for a somewhat elegant centerpiece, you could easily have your children make their own. You can do this by purchasing artificial flowers, a large bowl or vase, as well as other decorative items. Your children can easily arrange these items to create their own unique centerpieces for your dinning room table. It may also be a good idea to let them be crafty. Your child may also be able to create a centerpiece in the shape of Santa or a Christmas tree by using construction paper and a few other small supplies.

If you have additional houses, just placed right in the wood tray. Add a few more trees and a cute little bike – anything the kids want. Regardless of what type of Christmas decorations you allow your child or children to make, they will likely enjoy the experience, especially if you participate as well. For a child, there is nothing like seeing their Christmas drawings hanging on the walls or their Christmas ornaments hanging on the tree. As mentioned above, there are a number of decorations that they can easily create; decorations that may require little time and money. OPEN HOUSE

Snow Globe Village Centrepiece

To get started you need a tray, box, container of some sort. Line the bottom with sheets of felt-like snow. Kids will love playing with this. Gather up your jars. You can use giant pickle jars, vintage jars and mason jars. Simply fill the bottom with loose fake snow and place in a cardboard Christmas house. You can usually find these at a dollar store. Get the kids to colour it if you want, or keep it looking plain. Add some bottle brush trees and candy canes and place the jars in the wood tray.

What happened to the heart of leadership?

ingly, an opportunity is created for leaders to emerge from ivory towers and connect heart to heart with people. Thus, compassionate leadership provides a new platform for leaders to see as others see and feel as others feel.

How do leaders lead with heart? Compassion begins when we lead with our hearts, listen and let go of ego. Furthermore, the following traits originating with from the Dalai Lama provide a start to the road to mindful, compassionate leadership. • Gratefulness helps create joyful leaders. Gratitude enables you to seek and find a positive in what is happening. • Forgiveness is critical to good leadership. Learning to forgive others and ourselves is a beginning. It allows you to begin seeing everything in new ways. • Caring for others. When leaders choose to care for others, they thenewsyneighbour.com

• The final quality of compassion is a well-rounded sense of humour. With all the changes going on in our world, wit lightens the atmosphere. Humour humanizes leaders. When I laugh with you, I know I can trust you. Compassionate leaders understand how important trust is to build a lasting organization.

What role does humanity play?

Mindless and heartless actions by leaders are creating heightened global uncertainty. Of course, this results in many asking, "What is happening?" "Why?" "Where is compassion?" All this at a time when humanity is increasingly hungry for a deeper sense of meaning in life, their work, and a closer connection between what they do and how it serves a greater good. Correspond-

always find great people to work with. Compassion is empathy in action. Thus, improved self and other compassion may diminish burnout and reduces stress levels of leaders and followers. • Caring enables us to respect the people in our lives enough to hear what is being said on a deeper level. Compassion provides leaders with a bridge to where they are so we can walk with them along their path. Listening is the key to success.

When people lose trust in leaders, society becomes less stable and more vocal. In this state of uncertainty, fewer good people step up and out for leadership positions. In addition, rips manifest in society's fibre often in displays of anger, division and extremism. Ordinarily, "We get the leaders we deserve." However, our failure to hold leaders accountable contributes to these negative outcomes. Yet, it is not solely their responsibility. For the most part, we are in this together forever. Once a leader is elected or appointed, our responsibility is to continue to engage with them in creating the future we desire. It is, after all, our future.

FROM AL SCHULE Elections are a time when residents and candidates can really get to know each other and learn more about the community, from both a land owner and government perspective. In October, Rocky View County headed to the polls to elect Councillors for the 9 divisions. It was my honour to put my name forward for the prospective candidate for Division 4, which includes Langdon, Dalemead, Indus, and surrounding rural homes. As a longtime resident and business owner within Langdon, and a former Councillor for Division 4, I felt I had the knowledge and experience to lead Division 4 forward within Rocky View County. Through many interactions with the public and with community groups over the month leading up to the Election day, I gained a solid understanding of the concerns of residents.

On October 16th, Division 4 voted in favour of my experience and knowledge and elected me as Councillor. I am honoured by everyone's support and faith in me going into this role again. When I was Councillor in the past, there were many projects in works that were tabled or not completed. And some of these concerns, including the completion of paving on 114 Street, and drainage/ sidewalks, remain concerns within Division 4. It is my hope that I can hit the ground running and get these projects restarted, and many more as well. I am very excited to see the beginning phases of the Langdon Community Campus underway. This is a project I helped get the land for during my time in council previously and am so happy to be a part of upcoming recreation facilities coming to the area. Recreation is so important to Division 4, and I cannot wait to see the new facilities open. I would like to take this opportunity to thank a few people for their dedication to Division 4. Rolly Ashdown, for your work as Division 4 Councillor for the last 2 terms, and we wish you all the best in your future endeavours. Douglas Fairley, for putting your name forward and running against me in this election. I look forward to working with you in the community in the coming years. And lastly, to the volunteers and supporters within the community. I would not have been elected without your support. At any time you have questions, concerns or thoughts, please do not hesitate to contact me. I can be reached by phone at 403-813-1835; email at ASchule@rockyview.ca or via my Facebook page.

The rules of the game are simple: each of the nine blocks has to contain all the numbers 1-9 within its squares. Each number can only appear once in a row, column or box. M-108 adopted by House with all-party support On October 18th, my Motion, M-108, was adopted by the House of Commons with all-party support. M-108 recognizes farmers and ranchers as stewards of the land and conservationists.

It was a great privilege to have the opportunity to introduce M-108, and I am deeply humbled that it was passed unanimously. The government too often forgets about the incredible work farmers and ranchers are doing, so I think it is significant that members of all parties came together to vote in favour of M-108. As I conveyed to my colleagues in the House, no farmer wakes up in the morning contemplating how to destroy their land. Their property is where their family breathes their air, drinks their water, and eats their food. Many intend to transfer their farm to the next generation. It is always in their best interest to practice responsible stewardship over it. Through improved efficiency, conservation projects, environmental farm plans, and so many other measures, farm-

ers and ranchers are preserving the environmental integrity of their properties. They are doing so while producing more food than ever before. M-108 highlights this proud legacy of sound environmental stewardship. Upholding that legacy is increasingly in keeping with the demands of twenty-first century consumers, who prefer more transparency about where their food comes from than ever before. It is therefore a core objective of M-108 to help spread the word far and wide about the important role food producers play as environmental stewards. Canadian and international consumers need to know that buying Canadian agricultural products means supporting a fundamentally sustainable and safe industry. There has been an enormous shift from rural areas to urban population centres over the course of the last century, which was made possible in large part because food production is so much more efficient. However, this demographic shift means that many Canadians may not be familiar with the details of modern agriculture. Misperceptions about the environmental impact of modern agricultural practices need to be corrected. All Canadians need to learn about our agricultural industry. They should take pride in our country’s agricultural heritage. They can be confident that they are supporting sound environmental stewardship in doing so. It is my hope that M-108 will be a meaningful step toward enhancing public awareness of these facts. Martin Shields

"Yes, I was!" the man shouted back. "No, you weren't!" the officer responded. With that, the man's wife leaned toward the window and said, “Officer, I should warn you not to argue with my husband when he's been drinking."

Inspired by Veterans “Heroes are made by the paths they choose, not the powers they are graced with.” ~ Brodi Aston November is the month we celebrate Remembrance Day and remember those who committed their lives to Canada and the people who live here. A month that veterans are rightfully recognized, celebrated and shown heart-felt gratitude for their bravery and sacrifices.

tained when there is a meaningful connection between the commitment and the reason it was made in the first place. Take my best friend Les as an example. This summer he decided to participate in the intense SEAL FIT 20X program in 2018 as an extreme personal development experience that would also increase his ability to follow his passion of helping others. To prepare, he knew he needed to further improve his physical strength every day. With 12-hour days as a concierge, this seemed to be a challenge but he was committed and he would not allow himself to make excuses.

ments to bettering our families and communities and commitments to appreciating each day.

Join us each month in Strathmore and discover what meaningful commitments you may be ready to make in your life. For more information about WOMEN TALK in Strathmore, please visit www.WomenTalk.ca/ Strathmore.

His solution? On the days he works, he gets up at 4:00 am to do his workout before leaving for work at 5:30. The building he works at has 16 floors and every day he sets a goal for how many flights of stairs he will run that day. He started at 50 per day less than a month ago and is now doing 100+ on weekdays and 150+ on weekends. Earlier this week he came home and couldn’t recall if he had done 93 or 103 floors. He was completely exhausted but he had made a commitment of 100 flights so he kept his word to himself and did 30 more flights in his condo building. He is committed because he has a deep, personal reason for what he is doing. This same level of commitment is evident at Women Talk each month in Strathmore as the two Talkers for the evening share a life story and the Women Talk Founder and the Emcee encourage those present with new perspectives, inspiration and motivation. For example, at the last Women Talk, one Talker shared how she recognized that her painful life experiences had brought her to a very unhappy place and she made a commitment to heal her past and bring more joy into her relationships… she committed and has stepped into a happier life. The other talker spoke about making a commitment to loving herself following a difficult divorce and several difficult experiences. Her desire to live a more fulfilling life gave her commitment meaning and she is now reaping the benefits of her dedication. We also heard about the importance of committing to our personal values in every situation life gives us, and how commitment can give us strength during challenging times. Commitment is a powerful force when we allow it to be. Every month at Women Talk, we discover how meaningful commitments are discovered by women in our communities. There are commitments to helping those who have been hurt or neglected, commitments to celebrating life and love, commitments to finding the positives in challenges and life-threatening experiences, commitments to living our best lives possible, commit-

Bullying Awareness Steven currently lives in Strathmore, but is originally from Newfoundland. At 25-years old, his passions in life are playing guitar, writing motivational stories and just writing in general. He’s a very positive and outgoing person who loves to watch football. Steven has Spina Bifida and is confined to a wheelchair, but his ultimate goal in life is to inspire people to be more positive, as positivity is one of my philosophies in life. Overall, Steven is just an average guy looking to make a difference in the world!

November Is… Bullying Awareness Month

feelings you feel? They’re only temporary. If you feel that you’re dealing with something that’s bringing you down, believe me when I say that it’s okay to be upset. Just don’t give up hope. I believe in you. I know exactly how you feel because I’ve been through the exact same situation. I guarantee that you’ll look back one day and say, “Yeah, I’ve dealt with a few struggles, but they made me a stronger person!” One thing I will say though, is don’t be afraid to stand up to your bully, show them, that you’re the better person. And if that doesn’t work, always talk to someone you can trust, whether it be a family member or even a close friend. There’s always someone that will listen. I hope you get something positive from this. Always remember that you’re never alone, and no matter what you go through, always remember to never EVER give up! Peace and love, Steven

“You’re stupid!!” “You have no life!” “The only reason why anyone would be your friend is because you’re in a wheelchair and they feel bad for you!” These are only some of the things that I grew up hearing. Did it bother me? Of course! Did it hurt my feelings? Absolutely! Did I become stronger because of these negative comments? Darn right I did!! From my adolescent years to my teens, and even now as an adult, I’ve been labeled a “target” for bullies. For many years, I wondered why people would bully me. Was it because I was different? Was it because of my disability? Who knows? Well let me tell you this: for those of you that are dealing with bullying, whether it be physical, mental or verbal abuse, you WILL get through it, I promise you. Trust me when I say this, there’s always light at the end of the tunnel. Things are going to get better. The negative thoughts and

owe it to our veterans to keep the memory of their service alive.

WE WILL REMEMBER THEM While we go to services around the country to remember all our valiant men and women Veterans, this year we are also recognizing those who fought in what has been termed “The Forgotten War”, the Korean War, which was fought from 1950 to 1953. It was a conflict that occurred way too soon after the Second World War. In 1950 North Korea poured all it had on South Korea. The newly formed United Nations protested, but to no avail. Eventually, this became a full-blown war with the members of the United Nations and South Korea on one side, and the Chinese and North Korea on the other, and our men were once again called upon. Canada made a larger contribution in proportion to her population than most of the nations which provided troops for the international force. It also marked a new stage in Canada’s development as a nation. Canadian action in Korea was followed by other peacekeeping operations which have seen Canadian troops deployed around the world in new efforts to promote international freedom and maintain world peace. There are 2,267 servicemen buried in the United Nations Memorial Cemetery, Pusan, Korea. Of these 1,588 were Commonwealth soldiers, including 378 Canadians. A total of 516 Canadians lost their lives.

WE WILL REMEMBER THEM As we are remembering our Veterans, another faction of the forces must also be commemorated: The Native Soldiers. The First Nations People had people in the first and second World Wars and the Korean War. Yet, they were also forgotten. They have much to be proud of. More than 7,000 Natives served in the First and Second World Wars and the Korean War, and an unknown number of Inuit, Metis and other Natives also participated. One Native veterans group estimates that 12,000 Natives served in the three wars. Each time, Canada’s Native soldiers overcame cultural challenges and made impressive sacrifices and contributions to help Canada in its efforts to restore world peace. It was an incredible response consistent with a remarkable tradition. War should never be glorified. And, the sacrifices and achievements of those who participated must never be forgotten. We

Letter from an airline pilot: He writes: My lead flight attendant came to me and said, "We have an H.R. On this flight." (H.R. Stands for human remains.) "Are they military?" I asked. “Yes,” she answered. “Is there an escort?” I asked. “Yes, I've already assigned him a seat.” “Would you please tell him to come to the flight deck? You can board him early," I said. A short while later, a young army sergeant entered the flight deck. He was the image of the perfectly dressed soldier. He The Newsy Neighbour Magazine

introduced himself and I asked him about his soldier. The escorts of these fallen soldiers talk about them as if they are still alive and still with us. “My soldier is on his way back to Virginia,” he said. He proceeded to answer my questions, but offered no words. I asked him if there was anything I could do for him, and he said no. I told him that he had the toughest job in the military and that I appreciated the work that he does for the families of our fallen soldiers. The first officer and I got up out of our seats to shake his hand. He left the flight deck to find his seat. We completed our pre-flight checks, pushed back and performed an uneventful departure. About 30 minutes into our flight I received a call from the lead flight attendant in the cabin. “I just found out the family of the soldier we are carrying, is on board,” she said. She then proceeded to tell me that the father, mother, wife and 2-year old daughter were escorting their son, husband, and father home. The family was upset because they were unable to see the container that the soldier was in before we left. We were on our way to a major hub at which the family was going to wait four hours for the connecting flight home to Virginia. The father of the soldier told the flight attendant that knowing his son was below him in the cargo compartment and being unable to see him was too much for him and the family to bear. He had asked the flight attendant if there was anything that could be done to allow them to see him upon arrival. The family wanted to be outside by the cargo door to watch the soldier being taken off the airplane. I could hear the desperation in the flight attendants voice when she asked me if there was anything I could do. “I'm on it,” I said. I told her that I would get back to her. Airborne communication with my company normally occurs in the form of e-mail like messages. I decided to bypass this system and contact my flight dispatcher directly on a Secondary radio. There is a radio operator in the operations control center who connects you to the telephone of the dispatcher. I was in direct contact with the dispatcher. I explained the situation I had on board with the family and what it was the family wanted. He said he understood and that he would get back to me. Two hours went by and I had not heard from the dispatcher. We were going to get busy soon and I needed to know what to tell the family. I sent a text message asking for an update. I saved the return message from the dispatcher and the following is the text: “Captain, sorry it has taken so long to get back to you. There is policy on this now and I had to check on a few things. Upon your arrival a dedicated escort team will meet the aircraft. The team will escort the family to the ramp and plane side. A van will be used to load the remains with a secondary van for the family. The family will be taken to their departure area and escorted into the terminal where the remains can be seen on the ramp. It is a private area for the family only. When the connecting aircraft arrives, the family will be escorted onto the ramp and plane side to watch the remains being loaded for the final leg home. Captain, most of us here in-flight control are veterans. Please pass our condolences on to the family. Thanks.” I sent a message back telling flight control, thanks for a good job. I printed out the message and gave it to the lead flight attendant to pass on to the father. The lead flight attendant was very thankful and told me, “You have no idea how much this will mean to them.” Things started getting busy for the descent, approach and landing. After landing, we cleared the runway and taxied to the ramp area. The ramp is huge with 15 gates on either side of the alleyway. It is always a busy area with aircraft manoeuvring every which way to enter and exit. When we entered the ramp and checked in with the ramp controller, we were told that all traffic was being held for us. “There is a team in place to meet the aircraft,” we were told. It looked like it was all coming together, then I realized that once we turned the seat belt sign off, everyone would stand up at once and

delay the family from getting off the airplane. As we approached our gate, I asked the co-pilot to tell the ramp controller we were going to stop short of the gate to make an announcement to the passengers. He did that and the ramp controller said, “Take your time.” I stopped the aircraft and set the parking brake. I pushed the public address button and said, “Ladies and gentleman, this is your Captain speaking. I have stopped short of our gate to make a special announcement. We have a passenger on board who deserves our honour and respect. His Name is Private Godfrey, a soldier who recently lost his life. Private Godfrey is under your feet in the cargo hold. Escorting him today is Army Sergeant Doan. Also, on board are his father, mother, wife, and daughter. Your entire flight crew is asking for all passengers to remain in their seats to allow the family to exit the aircraft first. Thank you.” We continued the turn to the gate, came to a stop and started our shutdown procedures. A couple of minutes later I opened the cockpit door. I found the two forward flight attendants crying, something you just do not see. I was told that after we came to a stop, every passenger on the aircraft stayed in their seats, waiting for the family to exit the aircraft. When the family got up and gathered their things, a passenger slowly started to clap his hands. Moments later more passengers joined in and soon the entire aircraft was clapping. Words of God Bless You, I'm sorry, thank you, be proud, and other kind words were uttered to the family as they made their way down the aisle and out of the airplane. They were escorted down to the ramp to finally be with their loved one. Many of the passengers disembarking thanked me for the announcement I had made. They were just words, I told them, I could say them over and over again, but nothing I say will bring back that brave soldier. I respectfully ask that all of you reflect on this event and the sacrifices that millions of our men and women have made to ensure our freedom and safety in these USA, Canada, Australia, New Zealand, England. ~ Author Unknown

giving yet another plug to Small Business. You know, your neighbours: whose kids go to school with yours and who donate time and money to your communities. Given the provincial and federal political climate around small businesses, new tax laws that may impede the way we do business, the Government narrative that obviously everyone who owns a business is trying to avoid paying their fair share because we are tax cheats, not because we put dollars away to pay for things like retirement as we do not have the privilege of access to pensions, it was wonderful to see the outrage that greeted the latest Federal attack. It looks like Justin Trudeau may be backing down. Andrew Scheer tweeted: “Let’s be clear that the most popular Liberal announcements are when they announce they are canceling their previous announcements” Your voice does matter. However, we have yet to see all the details so remain vigilant. Unfortunately, every time they try to fix their mistakes they make things even more complicated, which will end up costing you more time and money. Don’t look to your Provincial NDP Government for support. The portrayal of small business, doctors, and other self-employed people as a bunch of tax cheats fits their thinking perfectly so they refuse to stand up for you. Even more disturbing is the “clawback” of the disability tax credit to families and people suffering from Diabetes. What is wrong with our Federal government? They are targeting those who need our help now? This will cost the average family thousands of dollars in their taxes and remove their eligibility for a Registered Disability Savings Plan for their retirement. The decision has no basis, and the government refuses to provide evidence. Insulin is not an option. Diabetics cannot choose to just not take this vital medication. What is the explanation for this? Please write to us, and the Federal Government about the impact to you or someone you know. We would be happy to supply contact information for the Alberta Liberal MPs who seem to have forgotten who they are supposed to represent. I was at the Equal Voice Luncheon honouring Premier Notley with Equal Voice's 2017 National EVE Award honouring her work to advance women in political life. I may not agree with the present Government, but it was a tremendous honour to be in a room with so many incredible women and men who are a credit to their professions and to the fabric of our province. I heard the Premier utter the words that, as a politician, mean the world to me, and that was that our work at the Legislature should include robust debate and passion, and that we should leave behind the rhetoric and the character assassinations. Unfortunately, not even 2 minutes after uttering what I believe to be a true statement, and one that I attempt to live by (notice, attempt) she then makes a joke about grumpy relatives at the dinner table like “Uncle Jason”. People did not get the joke, so she went on to say “Uncle Brian” and continued with some underhanded statement about Doug Schweitzer, the other UCP leadership candidate. Then came the torrent of what this government has done, and what their mandate is and their political point of view and how awesome they are. There was no acknowledgment of the power of democracy The Newsy Neighbour Magazine

or the need for a strong opposition considering that was once her station. I was truly disappointed that this trailblazer, and whether or not you agree with her politics, she is certainly that, abused the opportunity to inspire, and to share her stories of strength and wisdom with a crowd of people who were there to honour her, myself included. Instead as I sat at the front of the room she used yet another event to politicize her view of the world and to try and make points for team orange. I have heard her speak at a multitude of events, funerals and memorials so I know she is capable of doing much better. This was a severe disappointment, and very underwhelming in my humble opinion. Since I am ranting, I would also like to bring up another tweet of interest, and that is from the newly appointed NDP parliamentary secretary to the Ministry of Education. You may have seen this retweet of a tweet from SOS Alberta: “Charlottesville reaffirms for us why we cannot afford to segregate our children. Not by class, race, culture, religion or ability. If we separate our kids under the guise of choice, we remove opportunities to celebrate diversity WITHIN schools.” In other words, in her opinion, parental choice in education such as private, home schooling, faith-based schools, sports and music schools create “structural barriers” and that she does not value choice in education whether that is public or private. She has not taken down the retweet. Choice in education is a pillar of our province and we must make sure that we as parents and care givers are always in charge of our Children’s education and our right to choose the type of education. I was asked about my opinion around Bill 62 in Quebec, which requires people to show their faces if they give and or receive public services. As per usual the bill was passed without any idea of how to enforce it or how it will impact people who cover their faces for religious, cultural, medical, or work- related reasons. We cannot enjoy the freedoms that Canadians have fought and died for, and then take away another person’s freedoms. I do not believe the notion that the bill is an attack on any particular faith, nor do I believe that anyone has the right to tell another person how to dress. That is an individual freedom that I would personally go to the wall to protect. This is a result of extremely poor legislation that is badly worded, thoughtless and is full of contradictions and tries to limit the freedoms of people. This is my frustration. My deepest sympathy to the family of Walsh volunteer firefighter James Hargrave, who lost his life protecting his neighbours in Alberta and Saskatchewan, and to all of you who suffered losses in several serious range fires. James is a true hero. The spirit of Alberta shines bright though, with everyone pitching in to help. I am proud to call Vern and Connie of Indus my friends. They hitched up their trailer and rescued horses from the October 25 range fire near Chimney Rock Road! As always, we love to hear from you.

Our REALTORS® Proudly Support the Lives That Fill Our Homes with Love

Determine The Listing Price When it comes to buying a home, most potential buyers will use the listing price to as the number one factor to determine the homes that they look at. Even though you and a realtor may determine the asking price, the buyer will determine the selling price. If the price is too high, most buyers won’t give it a second thought - which is why you want to determine the listing price carefully. If you set the correct price, you’ll notice a much faster sale. Setting the right listing price will also attract more potential buyers to your property as well. You’ll also notice an increase in response from realtors, and receive more calls about the property. The listing price is very important - and it can ultimately determine whether or not you sell your property. A home can be overpriced due to several reasons. Overpricing is something you want to avoid, as buyers tend to steer clear of homes that have been overpriced. Normally, this happens when a buyer asks a lot more than the home is worth or valued at. Some buyers ask a lot more than the value of the home due to location. Although the location is very important, most potential buyers won’t give the home a second look if they think the price is too high - and more importantly, out of their price range. When you put your home up for sale, most activity will happen within the first couple of weeks. If you put the right price on your home, you’ll notice immediate interest. There are always buyers looking for homes in their price range, waiting for new homes to be listed or homes to be reduced in price. Buyers who are waiting to purchase may miss seeing your home completely if the price is too high.

To determine the listing price of your home, you should always have it appraised before you put it on the market. This way, you’ll know the full value of your home. You can sell it for market value or go a little under, although you should never attempt to go way over the value. In doing so, you’ll miss out on a lot of potential buyers. The home market is very competitive these days, which is why you want your home to draw as much interest as possible. Keep in mind that realtors really have no control at all over the real estate market, only the plan behind marketing. Realtors don’t determine the asking price - the seller does. You can ask a realtor for advice, although you are the decider of your listing price. If you do things right and take each thing step by step, you’ll set the listing price in the right area and have no problems selling your property.

Two elderly gentlemen are playing cards on Saturday evening as they have done for the past 35 years. Max, the older, had been having problems remembering what cards were what, and usually needed help from his wife. At the end of the card game Ed said to Max, "You did very good tonight. You didn't need any help at all. Why is that?" Max replied, "Why ever since my wife sent me to that memory school, I haven't had any problems at all." "Memory school? What memory school?" Max thought for a moment, "Oh, what's that flower that's red with thorns? A really pretty flower...?" "A rose?" "Yeah... that's it!" Max turned to his wife and mumbled, "Hey, Rose! What's the name of that memory school you sent me to?"

The theory used to be that buyers were too busy and preoccupied with Christmas plans like shopping, baking, parties and vacations to buy a new home. However, because of technologies like smart phones and tablets, and our "always on" lifestyle, the old school thinking isn't relevant any longer. The new truth and reality is that the home buying season is year-round! Surprised? Real estate is changing and there are several reasons why we are encouraging sellers to get onboard with this idea.

1) Buyers never stop!

Today's buyers have Internet and websites at their fingertips 24/7. Property information is easily accessible and we all have hectic lifestyles. It’s always go go go, so let’s looks at it differently.

2) The inventory and the competition are usually lighter!

The seller’s advantage! There are buyers out there looking and there are less houses on the market to sell. The theory of supply and demand is on your side; the seller.

One of the pushbacks that we do hear when we’re talking with sellers about listing this time of year is the inconvenience of having to get the house ready for a showing. We typically suggest to sellers that if they think that having more time to get the house ready to show is important to them, then we can always have an option of 24 hours’ notice to show the home, creating less pressure. When enforced, it’s a great way to give you much more time to be able to organize. The Newsy Neighbour Magazine

4) Serious Shoppers!

Especially this time year (when time is so short and so many things are going on), it is typically serious buyers who are out in the market. Because they might only have their December break time to look for a house, or they might be transferring here, or maybe the time on their preapproval for their mortgage is running out, these buyers have good reasons to be out shopping for their new home. Still not convinced? List in January! Admittedly, the thought of keeping the house clean and organized during the holidays is too overwhelming for some sellers. Take the pressure off and consider listing your property after New Year’s Day!

Gingerbread House Facts The origin Of Gingerbread House - The popularity of gingerbread house occurred during the 19th century in Germany. That’s water polo. Water polo has frequently been referred to as the toughest sport in the world and water polo athletes are some of the physically fittest athletes you will ever meet. First played in the mid-19th century, water polo has been played in Canada since 1887. It has been a men’s Olympic sport since 1900 with women joining the hunt for Olympic gold in 2000. While water polo has a long history in Canada, it is still a relatively new or even unheard-of sport in rural Alberta. (However it is interesting to note in some regions of Europe professional water polo athletes enjoy the same level of fame as NHL players do in Canada.) That’s changing. The Strathmore Polominos are entering their third year as a club. With athletes ranging in age from 7 to 16 from Strathmore, Rockyford, Chestermere, Langdon, East Calgary and area, the Polominos are providing an opportunity for youth to experience a new, if old sport.

Go Hoosiers Go! Water Polo players must be willing to become strong swimmers with no fear of being pushed or held under the water. Water polo is a very physical sport. You will see a lot of contact among the players above water, and there’s a lot of contact below the water that you won’t see. Contact among players is the nature of the game, and actions such as pushing, pulling, grabbing, holding, and even sinking a player are likely to occur during a game, although most times it will be illegal and result in a foul. Fouls usually result in either a turnover of the ball, a penalty shot or an exclusion where athletes are “kicked-out” for either twenty seconds or until there is change in possession of the ball. Very rarely will you see a brutality which will result in the player being ejected from the game. During a typical game at the u19 level athletes typically swim 1.5 to 2 km, most of it at a full out sprint. Of course, the goalie doesn’t swim up and down the pool; he or she is simply treads water the entire time. Again, touching the bottom of the pool is illegal. The one thing a goalie can do that the other teammates can’t is touch the ball with two hands. All passing, catching and stealing of the ball must be done one handed. And if you think being goalie sounds easy remember that they must be able to lift their entire upper body out of the water to block shots that can be coming at them at high

speeds. A typical u14 boy is throwing the ball at a speed around 40kmh! Sounds exciting, doesn’t it? Water polo is a fast paced, intense game that when played well is incredible to watch. The only thing better is being in the pool yourself. If you have a child that would like to try out the sport they are welcomed to come to a Polomino practice for free. With the change in economic conditions, it is important to know how home-equity loans work and how they can serve as an interim financing option in order to ensure that your credit rating is protected, bills are paid, start a new business or perhaps for some other worthwhile purpose. If you’re thinking about getting an equity loan, here are a few things you might want to know or consider. Equity is the share of your home that you actually own, versus that which you still owe to the bank. So if your home is valued at $400,000 and you still owe $250,000 on your mortgage, then you have $150,000 in equity, or 62.5% loan to value (the remaining balance on your current mortgage divided by the value of your property). As a rule, most equity lenders don’t want your first and/or second mortgage to exceed 80% of the value of your home. With that said, there are a few lenders out there that will go as high as 90%.

From a qualification perspective, equity loans are much easier to get approved for than traditional mortgage financing. The biggest reasons being…the decision to grant an equity loan is based primarily on home equity. As a rule, your income isn’t verified and if for any reason you don’t have good credit, the lenders don’t typically care. You can be unemployed and not know when you’ll be back to work, but as long as you have sufficient equity in your home, you can generally get an equity loan. While it can take weeks to go through the normal mortgage financing process, you can be approved and have your money in as early as a week.

Canadian Mortgage Guy HOME EQUITY… How Can It Help You? While the recent increases in interest rates is an apparent reflection of what is perceived as the economy as a whole in Canada improving, Alberta still continues to struggle. With oil prices hovering around $50 a barrel, many individuals and families are looking forward to the start of Alberta’s official economic recovery. With our local economy being hit hard by lower oil prices, and many employees in the natural resources field being forced to find other work, or having to deplete their savings to maintain a certain standard of living, home-equity lending could be the answer to help bridge the gap. 52 •

Equity loans are generally arranged for one-year terms, and can have an open component where the loan can be paid off at any time without incurring a penalty. Others are locked in, and just like their first mortgage counterparts, there is a penalty for paying them off prior to maturity (usually a 3-month interest penalty). Depending on timing, you can either pay off the equity loan at maturity, or restructure your existing first mortgage to include the equity loan. It’s easy to forget sometimes, but a home-equity loan is a type of mortgage, just like the primary home loan you used to fund the purchase of your property. As an equity loan is a mortgage secured by your home, the rates tend to be lower than you’d pay on credit cards or other unsecured loans. On the other hand, they do tend to be somewhat higher than what you’d currently pay for a regular first mortgage, but as mentioned earlier, the qualification process is much more relaxed. With that said, you may have either seen TV commercials or heard radio ads by a couple of local equity based lenders that guarantee your approval as long as you own your home. It's definitely worth calling around, as the rates and costs associated with equity lending can vary greatly among distribution channels. Just like with first mortgage lending, Axiom Mortgage Solutions has access to a number of equity lenders competing for your business, which helps to keep the rates and costs as low as possible. Whether it’s to consolidate existing debt, make sure all of your monthly obligations are taken care of, or for whatever reason you deem necessary, an equity loan can act as a short term, financing option to bridge any unexpected situations. As always, I welcome any questions or comments you may have regarding the information contained in my articles. Until next month…this has been a mortgage moment with your Canadian Mortgage Guy.

JOKE

Nervous laughter spreads through the cabin, but the men enter the cockpit, the door closes, and the engines start up. The passengers begin glancing nervously around; searching for some kind of a sign that this is just a little practical joke. None is forthcoming. At that moment, the plane lifts smoothly into the air. The passengers relax and laugh a little sheepishly, and soon all retreat into their magazines and books, secure in the knowledge that the plane is in good hands. Meanwhile, in the cockpit, one of the blind pilots turns to the other and says, “You know, Bob, one of these days, they're going to scream too late and we're all going to die!”
